韓國共享住宿市場規模正在快速擴大


此前韓國觀光協會公告2024Q2全國旅遊事業現況,從總數來看,全韓7個事業(旅遊業、旅遊住宿業、旅遊利用設施業、會議業、賭場業、遊樂設施業、旅遊便利設施業)的總開業數量達42,483家,YoY增加3,351家,QoQ增加1,177家,不僅連續八個季度增長,也是自2022Q3後疫情開國以來增長量最大的季度。


若從個別行業來看,海擇資本認為裡兩個與國民旅遊及入境旅遊有關的分解數據值得注意:


1. 國內旅遊業從業數明顯下滑:雖然旅遊企業總數連續八季維持成長趨勢,但若按照旅遊業分類制度,將旅行社拆解為國內遊旅行社、國外遊旅行社與綜合旅遊社,國內遊旅行社總數為3,669家,年減452家,季減227家;但綜合旅行社及國外遊旅行社仍維持增長趨勢。


2. 觀光民宿產業增速遠高於酒店業:按照韓國官方的分類,韓國酒店與民宿分屬兩種不同的事業,前者屬於旅遊住宿業,細分類的全稱為韓國傳統酒店業,總數大體維持不變;後者被歸類為為旅遊便利設施業,全稱為外國人都是觀光民宿業,Q3總數達3,480家,年增和季增分別大幅增加1,124家和421家,亦即48%與14%。這可以理解為韓國共享住宿市場規模正在快速擴大,這對入境旅遊的住宿供給有很大的裨益。從風向上,也可看出韓國民宿市場正迥異於歐美觀光城市的發展,因為很多歐美觀光城市居民,因不滿於觀光客短租需求剝奪了長住居民的住房供給而走上街頭。

The scale of the shared accommodation market in South Korea is rapidly expanding.  


Earlier, the Korea Tourism Association announced the 2024 Q2 national tourism business status. In total, the number of businesses across seven sectors in South Korea (tourism, tourism accommodation, tourism facilities, MICE, casino, amusement facilities, and tourism convenience facilities) reached 42,483, with a YoY increase of 3,351 and a QoQ increase of 1,177. This marks the eighth consecutive quarter of growth and the largest quarterly increase since Q3 2022, following the post-pandemic reopening.


From an industry-specific perspective, Haize Capital notes two noteworthy subcategories related to domestic tourism and inbound tourism:


1. Significant decline in domestic travel agencies: Although the total number of tourism enterprises has maintained a growth trend for eight consecutive quarters, when categorized by the tourism industry classification system, travel agencies are broken down into domestic travel agencies, outbound travel agencies, and comprehensive travel agencies. The total number of domestic travel agencies was 3,669, with a YoY decrease of 452 and a QoQ decrease of 227. However, comprehensive travel agencies and outbound travel agencies continued to grow.


2. The growth rate of the homestay industry far exceeds that of the hotel industry: According to official Korean classifications, hotels and homestays are considered two distinct businesses. Hotels belong to the tourism accommodation sector, with the specific subcategory titled “Korean Traditional Hotel Industry,” and their total number has remained relatively unchanged. On the other hand, homestays are classified under tourism convenience facilities, specifically under the category “Foreigner Urban Tourism Homestay Industry.” In Q3, the total number of homestays reached 3,480, with a YoY increase of 1,124 (48%) and a QoQ increase of 421 (14%). This suggests that the shared accommodation market in South Korea is rapidly expanding, which greatly benefits the accommodation supply for inbound tourism. This trend also shows a distinct difference from the development of the homestay market in many Western tourist cities, where residents have protested against short-term rentals, accusing them of reducing housing supply for long-term residents.
